PROJECT DESCRIPTION – SITE AND BUILDING
Andresen Square is a 3,260 square foot single use restaurant building for a Costa Vida franchise with drive-through and a single use coffee kiosk building for Black Rock Coffee with single drive-through located on the southwest corner of the intersection of 4th Plain and Andresen Roads in east Vancouver. The project is being developed by H & H Northwest Companies, LLC, of Portland, OR.
The site is currently occupied by a gas station with convenience store and a small drive-up coffee kiosk, both of which will be demolished to make way for this new construction. The gas station/convenience store has closed. The existing driveway entrance closest to the intersection of Andresen and 4th Plain Roads will be removed as part of this project.
The proposed buildings will be single story construction. The Black Rock Coffee building is modular construction on a site constructed foundation. The Costa Vida building will have large windows facing 4th Plain and Andresen Roads. It’s façade along 4th Plain Road will be within 12 feet of the sidewalk; 10 feet along Andresen Road. The building will have a site patio on the south side of the building. Customer and employee parking will be internal to the site and between the buildings.
The both buildings will be constructed with wood studs and will be clad with stucco and composite siding. The predominant roofing material will be single ply membrane roofing, although there will be architectural features on the corner of the Costa Vida building that will have metal roofing.
HOURS OF OPERATION
We expect businesses within the center to operate from 6:00 am to midnight, although with staggered hours for individual businesses. For instance, the restaurant use will only be open for lunch, dinner and late night, while the coffee business is primarily morning.
ESTIMATED TRAFFIC TO AND FROM THE SITE
Given that the current uses are a convenience store/gas station and a coffee kiosk, we do not expect to see increased vehicular traffic on either roadway as a result of this development. In fact, we expect there to be reduced traffic in to/out of is development compared to the current uses.
PRELIMINARY ARCHITECTURAL INFORMATION
The proposed Costa Vida building is 3,260 square feet; single story with building parapet heights expected to be between 17 and 20 feet, with the corner elements up to 24 feet. The Black Rock Coffee building will have a uniform parapet height of 14 feet.
