We typically work with a building’s Developer to produce a shell building in which Starbucks completes their corporate tenant improvement.
The shell work (we’ve done about 15 to date) can take the form of a stand-alone new structure, a new multi-tenant building with a single drive thru where Starbucks will be one tenant, the conversion of an existing building with, or without an existing drive thru, into a Starbucks shell, or a multi-tenant building with two drive-thrus.
Starbucks as a tenant can be pretty flexible with their product design, but they do require a lot of infrastructure in the space prior to their occupancy and tenant improvements, so coordination with the tenant is a major shell design consideration.
In multi-tenant buildings providing flexibility for a second tenant is also a major design consideration.
We try to provide a signature design element in the building, keeping within the Developer’s construction budget, that will help define the Starbucks space.
Starbucks Corporation uses several of our completed shell buildings as examples of what they would like to see as a building form from Developers when they are negotiating for locations.
