What’s cool about these projects:

  • We typically work with a building’s Developer to produce a shell building in which Starbucks completes their corporate tenant improvement.
  • The shell work (we’ve done about 15 to date) can take the form of a stand-alone new structure, a new multi-tenant building with a single drive thru where Starbucks will be one tenant, the conversion of an existing building with, or without an existing drive thru, into a Starbucks shell, or a multi-tenant building with two drive-thrus.
  • Starbucks as a tenant can be pretty flexible with their product design, but they do require a lot of infrastructure in the space prior to their occupancy and tenant improvements, so coordination with the tenant is a major shell design consideration.
  • In multi-tenant buildings providing flexibility for a second tenant is also a major design consideration.
  • We try to provide a signature design element in the building, keeping within the Developer’s construction budget, that will help define the Starbucks space.
  • Starbucks Corporation uses several of our completed shell buildings as examples of what they would like to see as a building form from Developers when they are negotiating for locations.
